The Planning Board approved a new affordable housing project last week that will bring the town closer to the state’s mandated 10 percent minimum.

Dakota Partners was founded in 2006 when Roberto Arista and Marc Daigle merged their individual real estate development businesses. Shortly thereafter Steve Kominski joined Dakota, bringing substantial experience in financing projects with low income housing tax credits (LIHTC), historic tax credits (HTC), and other federal, state and local programs.

The Zoning Board of Appeals approved unanimously on Wednesday night Waltham-based Dakota Partners’ plans for a 150-unit apartment complex on Cranberry Highway at Redbrook Road, following more than a year of discussions and many testy public hearings.

State and local funding for Dakota Partners’ Yarmouth Green project has been approved, which will provide much-needed affordable housing to the area.

“Yarmouth Town Administrator Daniel Knapik said town officials are ‘ecstatic’ about the funding announcement. Dakota Partners has already completed its buildings permit applications for the project, and Knapik said he expects work will begin once the funding becomes accessible.”

Phase 1 of Columbus Commons Project is Funded

NEW BRITAIN – Funding for the first phase of the development planned for the former police headquarters site was confirmed Monday by state officials.

Gov. Dannel Malloy, state Department of Housing Commissioner Evonne M. Klein and Karl Kilduff, executive director of the Connecticut Housing Finance Authority, said the Columbus Commons project was one of seven affordable housing developments granted funding by the CHFA board of directors.

The Massachusetts DHCD awarded tax credits for the second phase of Dakota’s Tenney Place project in Haverhill, MA. An additional two buildings with 72 two and three bedroom units will be added to the 72 units recently completed. Phase II will also include the construction of a community building that will house a leasing office, business center, meeting space and fitness center. A playground will also be installed in this phase.

Dakota Partners is pleased to announce that financing has closed and construction is underway at the second phase of our Village Green project in Barnstable, MA. Two additional three-story buildings with a mix of one, two and three bedroom units will be delivered in Phase II. The sixty additional units will bring the total number of apartments at Village Green to 120. All of the new units will be affordable, with 15 reserved for previously homeless families. A fitness center and tot play lot will be added to the existing community center during the second phase as well.

Financing partners include the Massachusetts DHCD, Bank of America, the Town of Barnstable and Barnstable Home Consortium. Alden Torch is the tax credit syndicator. The buildings will be ready for occupancy in late 2016 and early 2017.

The Connecticut Department of Housing recently awarded us tax credits for our Suffield, CT project. Part of a multi-phase project that will eventually deliver 96 apartments and 75 townhouses on a 30 acre parcel adjacent to the Stony Brook River, the initial phase calls for the construction of three garden-style buildings each housing 12 units. The 36 apartments, consisting of both one and two bedroom units, will be reserved for households earning from 25 % to 60% of the area median income. The DOH will provide up to $5 million in funding to Dakota, under the state’s Competitive Housing Assistance for Multifamily Properties (CHAMP) program.

November, 2015

The New Hampshire Housing Finance Authority has awarded tax credits for Dakota Partners’ Kensington Lane project in Bedford, NH. After an expected Spring 2016 closing, Dakota will construct a three story building with 41 apartments. The mix of one and two bedroom units will be designated “workforce housing”, reserved for households earning between 50% and 60% of the area median income. Expected delivery of the apartments is slated for the spring of 2017.
