A year ago, the world looked very different. Still in the early days of the pandemic, our outlook was uncertain and the promises of vaccines were still many months away. At Dakota, we closed our office, began to work remotely, and took recommended precautions on our construction sites to ensure safety. We took action where we could but our industry was buzzing with fears of high vacancies, difficulty with collections and lease ups, and most of all concerns about the health and safety of residents.Learn more

GRISWOLD, CONNECTICUT – On June 8, 2021 Dakota Partners celebrated the Grand Opening of Oak Tree Village, a new mixed-income apartment community in Griswold, CT. Featuring a lineup of distinguished speakers including Dakota Principal, Roberto Arista; the Town of Griswold’s First Selectman, Todd Babbitt; Department of Housing Commissioner, Seila Mosquera-Bruno; Connecticut Housing Finance Authority CEO Nandini Natarajan; and two Oak Tree Village residents, Krystyna Ademi and Fran Korzenko. This transit-oriented apartment development is located near a CTfastrack station and helps fulfill the Town’s desire to create more affordable housing in the surrounding area. Congratulations on your recent promotion to EVP of Acquisitions and Development! Tell us about this newly established group you’re leading and its goals.
Thank you, I am very excited about my new role with Dakota Partners.  We have put together a highly experienced development team to implement Dakota’s strategic expansion into the states of New York, Pennsylvania and Maryland. We have our sights on additional markets as well, but those will be part of a longer term plan.
Tell us about your team and the individual contributions being made to the overall goals.
We are extremely pleased to have recently added two new Development Directors to our team, Brian Donato and Paul Marfione. Their impressive bios are highlighted below in the New Hires section. WAREHAM, MASSACHUSETTS – Dakota Partners has been awarded state and federal financing for Woodland Cove, a new affordable housing community in Wareham, Massachusetts. Financing for this project has been secured through a combination of State and Federal low-income housing tax credits (LIHTC), Massachusetts State Housing subsidy funds and conventional debt through commercial lenders. Construction is anticipated to start in May 2021.Learn more

LINCOLN, RHODE ISLAND – Construction at Lincoln Lofts is complete and residents will begin moving into their new homes at the end of the month. Interest in the community has been incredibly high – with more than 720 applications received. Currently, 25 of the 45 units are leased with the goal of fully leasing the property by the end of the year.Learn more

Dakota Partners recently secured all financing and approvals needed to complete construction financing and start construction on the property at 161 Lowell Rd in Hudson, New Hampshire. The site will be home to a new affordable housing development called Friars Court. Planned in two phases, Dakota also received financing for phase 2 via unanimous vote from the New Hampshire Housing Finance Authority back in the spring of 2020.Learn more

HANSON, MASSACHUSETTS – Dakota Partners recently secured all financing and approvals needed to close on the property at 171 Phillips St in Hanson, Massachusetts. Construction on the new affordable housing development, Depot Village, commenced in spring 2020.Learn more

SCITUATE, MASSACHUSETTS – Dakota Partners recently secured all permits and closed on the property at 96 Stockbridge Rd in Scituate, Massachusetts. Construction on the new market rate and workforce housing development, Stockbridge Landing, commenced in spring 2020.Learn more

EAST GREENWICH, RHODE ISLAND – Dakota Partners recently celebrated two major milestones for its affordable housing community, Brookside Terrace in East Greenwich, RI. The firm closed on Phase 1, securing all permits and closed on the property at 1470 South County Trail and Rhode Island Housing also recently awarded Low Income Housing Tax Credits (LIHTC) for the second phase of the project. You have a lot of experience in the affordable housing industry. How did you get your start?

When I initially came to Boston in 2008, I was looking into roles in the life sciences industry, and thinking about medical school (Charlie has a degree in Neuroscience from St. Lawrence University). I had the opportunity to sit down with folks at Preservation of Affordable Housing (POAH) in Boston, and its mission really resonated with me. I thought, “let’s give it a shot,” when they offered me a position. I wanted to see where it would take me. Nearly twelve years later, here we are.Learn more

NEWPORT NEWS, VIRGINIA – Establishing its presence in the Mid-Atlantic market, Dakota Partners has closed on its first development project in Virginia. Located on a 4.9-acre site in Newport News, Virginia, Huntington Village will fill a void of new and desirable affordable housing for the area.

Yarmouth, Massachusetts – Located at 881 Route 28 in South Yarmouth, Massachusetts, Yarmouth Commons is Cape Cod’s newest affordable housing community. Dakota Partners, in collaboration with the Department of Housing and Community Development and the Town of Yarmouth, completed construction of this much needed, highly desirable development in late 2019. Residents began moving in over the summer and the units were fully leased in just four weeks.

Featuring three residential buildings, an expansive common green space, fitness center, leasing office, playground, and community center, Yarmouth Commons is conveniently situated near Routes 28 and 6. Two of the residential buildings are two stories in height, one with 19 residential units and the other with 20 units. The third residential building contains 30 units on three floors.Learn more
